In this role, you will be responsible for managing a wide range of complex redevelopment and capital expenditure projects within AEW’s portfolio of assets, ensuring adherence to the firm’s brand and quality standards. This position sits within AEW’s Private Equity Real Estate team in Boston and will interact directly with our investment teams and a variety of third-party A&E partners.  

Key Responsibilities

  • Perform initial property visits to identify key elements of candidate properties
  • Understand project complexities, timelines and status for each project and anticipate, mitigate and resolve issues that arise during the lifespan of the project
  • Prepare and deliver communications to Investment Committee, detailing the results of the third-party reports and provide input and clarification where needed
  • Review monthly draw requests, schedule updates, budgetary items and general contractor updates associated with the construction projects and stay apprised of any issues that impact cost, schedule or expected finished product
  • Keep asset managers informed of all concerns or delays
  • Assist with the evaluation of green certifications for new construction and re-certifications for existing buildings
  • Assist in the development and evaluation of capital expenditure plans and assist with implementation and oversight of renovations or maintenance requirements within capital expenditure plans
  • Assess improvement plans for existing buildings in connection with feasibility, reasonableness and affordability
  • Incorporate AEW’s Environmental, Social and Governance (ESG) policies policy into all aspects of each project to decrease energy consumption, water use and waste creation 
  • Engage consultants during Due Diligence for the commission of Property Condition Assessments, Environmental Site Assessments and Energy Audits or LEED Gap Analysis to produce reports in connection with proposed acquisitions, developments and equity investments

Skills/Experience Required

  • Ability to exercise good judgement and operate independently as a representative of AEW’s interests
  • 5+ yrs of hands-on construction, architectural or similar experience
  • Thorough knowledge of commercial construction of all types
  • Ability to travel frequently
  • Demonstrated ability to communicate effectively with all stakeholders
  • Degree in Architecture, Engineering or Construction Management
  • AIA or PE license or candidate for either
