BACKGROUND
City Center Tower is an 18-story, 393,657 square-foot, Grade B office property located in Seoul’s CBD. City Center Tower underwent a US$43 million renovation, which was completed in November 2014, with construction waste being minimized by reusing the existing building structure. AEW acquired the property on a turnkey basis in March 2015.
SOLUTION
During the renovation, the following sustainability features were added:
- Low-emissivity double glazed windows and aluminum frame exterior that decreases energy loss and noise pollution
- Solar panels with a capacity of 206.25 kW, generating over 5% of the electricity load
- Ice storage cooler that freezes ice late at night and uses it to cool air during the day to conserve energy
- 95-ton rainwater and disposed water tank that recycles water for restroom and landscaping
- Machine insulation that are 20% thicker than standard specification to decrease heat loss from the duct and piping
- Five-passenger elevators with destination control system, increasing the efficiency by 20%
RESULTS
City Center Tower was awarded a second-class Korean Green Building Certificate in November 2014 and a first-class Korean Building Energy Efficiency Rating Certificate in January 2015
