BOSTON, July 7, 2026 – AEW Capital Management ("AEW"), a global real estate investment manager, today announced the acquisition of Manatee County Logistics Center, a two-building, 375,801-square-foot Class A industrial park located in Manatee County, Florida.
Completed in 2024, Manatee County Logistics Center is currently 75% leased to a diversified mix of tenants across specialty vehicle manufacturing, wholesale distribution and commercial building materials. The property's flexible design accommodates suite sizes ranging from approximately 24,000 to 188,000 square feet across 16 divisible bays, offering opportunities to lease the remaining available space while serving a broad range of industrial users.
Strategically located along U.S. Route 301 with direct access to Interstate 75, the property provides connectivity to several of Florida's fastest-growing metropolitan areas, including Tampa, Sarasota-Bradenton and Cape Coral-Fort Myers. The location also offers convenient access to Port Manatee, Sarasota-Bradenton International Airport and Tampa International Airport, positioning the asset to benefit from continued population growth, business expansion and logistics demand throughout Florida's Gulf Coast region.
"Manatee County Logistics Center exemplifies the type of well-located, modern industrial asset that aligns with our investment strategy," said AEW Portfolio Manager, Alec Burleigh. "The property's high-quality construction, diversified tenant base and strategic location within a growing Florida industrial corridor, make it a compelling investment opportunity. We believe the asset is well positioned to benefit from continued industrial demand and economic growth across the Tampa Bay region."
The seller was a partnership between Imminent Ventures, Barron Collier Companies and PIMCO. JLL advised the seller in the transaction.
