The asset comprises 10,737 sqm of warehouse space with an accompanying office space and is fully let to an international logistics operator specialising in the furniture sector with a WAULB of 5.5 years. Built to high local market sustainability and energy efficiency standards, the asset has secured a BREEAM “Excellent” certification [2] and features 100 KWP solar panels and LED lighting.

Located in Lliçà d'Amunt on the edge of Barcelona’s first ring, this prime asset benefits from a direct link to the C-17 highway, ensuring seamless access across a metropolitan area of high logistics demand. Positioned just 31 km (a 40-minute drive) from Barcelona’s city centre, it is well located for last-mile operators, offering connectivity to the wider Catalonia region, the rest of Spain, and France.

AEW Europe currently manages a total of more than 514,000 sqm in Spain across logistics, offices, residential and retail, and has a long-standing track record in the logistics real estate market across Europe, managing over 6.8 million sqm.

Carsten Czarnetzki, Head of Iberia at AEW Europe, commented: “This acquisition of a Grade A logistics asset in Barcelona’s prime submarket will support our objective to diversify our investment portfolio in a strategic European logistics hub where high-quality warehouse space is in high demand and short supply. This new core asset, fully let to an institutional-grade tenant, will ensure stable, long-term income from day one and enlarges our footprint in this highly sought-after logistics market.”

For this transaction, AEW Europe was advised by Fabregat Perulles Sales, Cushman & Wakefield, EY, Dokei, and Ramboll. Knight Frank advised the seller.
